Trident, Manchester Airport

Alliance acquired Trident with JV partner ARES in January 2015 instructing Russells in the same month to start the £7.5m speculative Grade A refurbishment of 86,000 sq. ft.

AEW were instructed to design a new entrance which combined the existing three entrances to provide a brand new statement entrance. ‘The Drum’ is home to the cafe, concierge team and meeting space and also provides two further self contained board rooms on the upper floors.

Following the success of Towers, Alliance undertook a tenant study to establish the potential for additional amenity spaces and activities as part of Alliance’s bespoke work-life balance programme. In response to the findings a purpose built gym, cycle storage, shower and changing facility was installed as well as a shuttle bus service linking with local stations, on site catering, fitness classes and further activities.

Within six-months the scheme was 100% let, however following the purchase of Quindell’s legal arm by Slater and Gordon a surrender was agreed and this space has since been relet, achieving higher rents due to demand, testament to the Alliance offer. The scheme completed in Spring 2016 and is a standout South Manchester office development, it has been revalued showing a profit on cost of 100%.
