Following detailed discussions with Sir Howard Bernstein (Chief Executive, Manchester City Council), the Council’s planning department, English Heritage and conservation officers, Alliance achieved planning consent to convert a tired office building into contemporary office space.
The 1970s property is situated in Manchester’s financial core in the King Street conservation area, adjacent to a number of historically important, listed buildings.
A multi-million pound building refurbishment was undertaken, including adding two new floors at roof level, extending the building horizontally at the front and rear with a new full height glazed facade, increasing the floor area from 18,400 sq ft to 25,000 sq ft, reconfiguring the building entrance to provide pavement level and disabled access, two new passenger lifts and basement car parking.
The property was transformed achieving the ‘Manchester’s Building Of The Year’ at the Manchester Chamber of Commerce awards.
In 2005, it generated £34.60 psf – the City’s record highest office rent – and attracted blue chip tenants including Investec, Morgan Stanley, Cushman & Wakefield and All Bar One.
In 2006, it was sold to Legal & General for £15.9 million.
