The linked acquisition of a series of sites and buildings to create three large industrial facilities and one call centre.
Alliance identified off-markets deals including acquiring two vacant industrial buildings and a five acre vacant site in order to create a series of industrial investments.
Alliance worked closely with Anovo to lease them a fully refurbished 100,000 sq ft building allowing them to move out of their existing dilapidated premises into modern functional accommodation – more than tripling its operational capacity.
The second vacant industrial building was fully refurbished into a 450-seat call centre for LBM. This required the acquisition of a vacant 5 acre site to accommodate over 400 car parking spaces.
Alliance demolished the redundant Anovo building which it acquired as part of their leasehold deal and constructed a new 35,000sq ft. distribution depot with large yard for JLG.
On an unneeded part of the land acquired for LBM’s car park, Alliance constructed a new 30,000sq ft storage and distribution depot for Sykes Distribution Limited.
Within 12 months, fully bespoke operational facilities were developed for four occupiers. The scheme generated a total rental revenue stream in excess of £900,000 per annum.
The refurbishment programme of previously redundant buildings and derelict land, secured over 700 jobs in Rochdale.
