Alliance acquired the former Sarah Tower in September 2010 following the site being abandoned by the previous site owner after the firm fell into administration.
Alliance worked with the administrator and the bank to achieve change of use, negotiating a 25-year, institutional lease with Premier Inn for a 193-room hotel and arranging forward funding of the hotel by British Steel Pension Fund.
The striking 193-room building was designed to be noticed but also had to adhere to the area’s conservation status, meet with the planners’ requirements and the client’s standards.
Property Alliance Group and Russells developed an innovative solution to help speed construction, improve site safety, and ensure a clean and precise external finish. The innovative pre-cast panel construction technique was used to build the shell of the hotel and all 11 upper floors were constructed at a rate of one every ten days. The system, which sees structural concrete panels installed complete with insulation, windows and the brickwork skin, has been hailed for its speed, improved safety and aesthetic finish.
