Freetrade Exchange, Manchester

Working with English Heritage’s conservation officer and Manchester City Council’s planning department, Alliance obtained planning approval to convert a Grade II Listed office building into Grade A contemporary office space.

Totalling 40,000 sq ft, the building is located opposite the Radisson Edwardian Hotel. Internally the property was very dated, so a £multimillion refurbishment was implemented. The project included a new reconfigured statement entrance, new floor with feature external rooftop terrace, self-contained floors that can be sub-divided, a new feature glass lift as well as mechanical and electrical works.

The result is premium Grade A office space that complements the building’s historical importance. It has been let at £20 – £23.50 psf to an array of business sectors, achieving new rental levels for the locality.

The quality of the refurbishment has been recognised at a number of key industry awards including ‘Best Office Refurbishment in The North’ by The British Council of Offices and winner of ‘Conservation, Re-Use and Conversion’ by the Manchester Society of Architects.
