Alliance were successful in the acquisition of the former Pfeizer Adams Factory and the surrounding land comprising a total of 27 acres off Dumers Lane in Radcliffe. The site was partially contaminated and situated within Flood Zone level 2 being bordered by the River Irwell.
A masterplan for 240 homes, 11 industrial units and a local supermarket was drafted with the view of promoting the land, achieving planning permission and selling to a national house builder. Due to the sites challenging nature PAG were required to demonstrate the ability to raise the site out of the flood plain and also to devise a detailed remediation strategy.
Alliance were successful in achieving Planning Permission and discharging numerous challenging pre development conditions prior to selling the majority of the site to Bellway and Persimmon. As part of the Section 106 Agreement PAG were required to develop out the 40,000 sq ft industrial units which were successfully sold or leased within 8 months of completion.
