Property Alliance Group has vast experience of mixed use developments and projects, but is perhaps judged more on the quality and the calibre of its office developments, as they are often, by choice, city centre statement buildings. We do develop numerous high quality out-of-town or edge-of-town business park developments, but it is the city centre projects with their dramatic effect on the city skyline, or the completion of a stunning refurbishment of a listed building that attract the greatest attention and interest.
Prior to commencing any building works, these types of projects involve many months of behind-the-scenes negotiations and alliances involving local authorities, planning and conservation officers, English Heritage and local interest groups.
Whether our projects are new build or refurbishment of existing or listed buildings, they have attracted significant levels of pre-lets or pre-sales prior to practical completion, often achieving new headline rentals and in record time. At the early stage of our developments, many blue-chip tenants identify the superior location, specification, cutting-edge design and quality finishes, and commit to an Alliance building prior to commencement of development.
